How this calculator works

Making extra repayments when you're on a floating (variable) rate is straightforward in New Zealand β€” most lenders allow unlimited extra repayments without penalty. These go directly to reducing your principal.

If you're on a fixed rate, extra repayments may be limited or attract a break fee. Many NZ borrowers split their mortgage β€” fixing a portion and keeping some on floating β€” specifically to maintain the ability to make extra repayments on the floating portion.

Even small additional payments early in your loan make a disproportionate difference. When you reduce your balance in year 1 or 2, you avoid paying interest on that amount for the remaining 28 or 29 years.

Worked example

NZ$600,000 loan Β· 6.8% rate Β· 30 years Β· NZ$400/month extra
  1. 1Standard monthly repayment: NZ$3,921
  2. 2New effective payment: NZ$4,321/month
  3. 3Standard total interest: NZ$811,560
  4. 4With NZ$400 extra: NZ$638,200
  5. 5Interest saved: ~NZ$173,360 | Time saved: ~7 years 4 months
βœ“ An extra NZ$400/month saves NZ$173,360 in interest and reduces the term from 30 to 22.7 years.
