How this calculator works
Making extra repayments when you're on a floating (variable) rate is straightforward in New Zealand β most lenders allow unlimited extra repayments without penalty. These go directly to reducing your principal.
If you're on a fixed rate, extra repayments may be limited or attract a break fee. Many NZ borrowers split their mortgage β fixing a portion and keeping some on floating β specifically to maintain the ability to make extra repayments on the floating portion.
Even small additional payments early in your loan make a disproportionate difference. When you reduce your balance in year 1 or 2, you avoid paying interest on that amount for the remaining 28 or 29 years.
